What
are the costs? |
Our standard advertising
and enquiry forwarding service costs 0.50% (plus 17.5%) of
the selling price. For 1.25% inclusive, we will arrange accompanied
visits.
There
is a pre-payment of £250 (refundable
from our sale commission). There are no time limits, no surcharges
or supplements (ever), no hidden costs.
We
like to keep things nice and simple.

What
if I'm already using an estate agent? |
You should be fine
to do what you want.

Check your contract
with your agent, or just tell them this is what you want to
do – like it or lump it. Normally, if you sell your house
yourself (as you would be doing with us) you don't have to
pay them anything.
Any
information, photos, floor plans or whatever it is you supply
us with, you must make sure you have copyright over them.
If your agent has provided you with floor plans make sure
they belong to you and you can do what you want with them.
If not we cannot take them from you.
It
does depend on the precise terms of your agent's contract
which you should check carefully. A "Sole Selling Rights"
contract would allow the agent to charge you commission whoever
you sell to, even if they don't introduce the buyer.

Can
I appoint another agent as well as you? |
Of course, in fact,
we would recommend that you do appoint another agent as well.
If they sell the property, you will pay them and pay us nothing.
You will not be entitled to the refund of the pre-payment
though.
If
we sell the property for you, you will have have saved a lot
of money rather than using a normal high street agent.

Should
I tell my existing estate agent? |
It's a good idea to
let them know. It may avoid any misunderstanding over commission
at a later date and it will also serve to focus their minds
on marketing your property more aggressively - they know they
will not get paid if they don't introduce your final buyer.

Can
I sell my house without an Estate Agent? |
Yes, of course. You
can advertise it yourself in the local press and elsewhere
on the internet.

BPS, through its agent
network can take some of the running around off your hands,
offering advice, acting as a go-between for you and your potential
buyer(s).
We
can offer a number of benefits to the selling process, such
as:
- advertising
the property for sale locally through our local agents
- national
exposure on the UK's major property sales portals.
- arranging
appointments for visits
- advice
on valuation - from our local agents.
- collation
(from you) of relevant documentation
- communicating
with your solicitor /conveyancer
- keeping
tabs on the progress of exchange of contracts
- advising
on the status of 'chains'
- holding
the house keys on completion date.
We
can provide these services, along with the publishing and
advertising in the same national (and International) media
as other agents, also, people local to you will also be looking
at your property on our web-site as they will have access
to it!
Or,
if you are on your own: when you accept a buyer's offer, you
just pass the details straight to your solicitor, who will
do the necessary legal work.
You
only need to consider whether the amount you will have to
pay an estate agent is worthwhile in relation to what they
may save you in time, convenience and personal effort.

Where do you advertise my property?
|
We advertise on our
web-site within the findaproperty.com
and propertyfinder.com
rightmove.co.uk
and the Evening Standards homesandproperty.co.uk
umbrella's. In fact, you will likely find many of your local
agents properties are also listed on here – so we are just
doing the same, but for half the money.
The
web-site is owned by Associated
News Media and therefore readers of The Daily Mail;
The London Evening Standard, Metro, Homes & Property and
others are also steered to the site. They have over 200,000
houses for sale, not only in the UK but overseas as well.
They get 95m page impressions per month from 1.4million visitors.
We
also have an arrangement with News
International through their propertyfinder web-site,
its associated links and partners
Where
we have local agents appointed, they too will advertise your
property within their portfolio, through a variety of their
own local press.

What
do I have to pay now? |
You submit your details and make a pre-payment (card
payment here) of £250 to cover our expenses and
publication of your advert. In the event you remove your property
from our site – for any reason, the £250 is not refundable.
Sorry about the pre-payment, but its the way it has to be
:-(
If
we sell your property, we will refund the £250 against
our commission, therefore in effect, its refunded when we
get paid. The £250 pre-payment can be made by clicking
here. Alternatively, email
here and send us your contact details - we may be able
to process payment manually for you.

When
will my property appear on the network partner sites? |
We will publish your details as soon as your payment has cleared
and we have been able to enter it on the web-site. It will
be live within 3 - 4 hours of us publishing it. We will then
send you a link to check it.
Where
there are holidays etc., please allow a bit of extra time.

Is
there a discount for multiple listings? |
Unlikely.

How
long can I advertise for? |
Until your property
is sold - there is no time limit on the period of advertising.
The price we charge you is fixed at the start of your advertising.
There are no surcharges EVER - irrespective of any change
in our costs or improvements in the content of our packages
or partner network.
You
need to keep us informed of developments, particularly if
you accept an offer and /or exchange contracts on the property.
We
review customer accounts periodically and reserve the right
to discontinue the advertising in the event that we have reason
to believe the property is no longer for sale, or 6 months.
You can ask us to re-list it at no extra fee, within 1 month
of its removal.

How
do I & my buyers find this Web site? |
We will send you a link once we have published your advert.
Your
buyers are driven to the web-site by the various publications
and publicity generated by The Associated Press Group &
News International. Each with 4,000 agents and 200,000 properties
for sale, these are basically some of the largest property
web-sites in the UK. As we said earlier almost 1.5m people
hit each site each month – hitting 95m pages.

How
do I value my property? |
You can be guided by your original selling price; these are
given to us by the likes of Bellway, Barratt's, Redrow etc.,
and will be the prices they were selling them at – we will
not offer you a property at more than what their selling prices
are. This is your best guideline.
However,
there are numerous online services which offer free access
to Land Registry UK house price data, where you can research
prices of homes sold in your street, to compare with your
own.
This
is much easier said than done; you do have to be careful interpreting
what you read as to what it means, even from the Land Registry!
Two properties being sold next door to each other in the same
week; one for £175,000 and the other for £600,000
– does not make an average price of £387,500 for the
area! One was likely to have been a flat!.
You
can put any price you like on a property, but it has to have
one foot (well actually both feet) in the real world. As a
rule of thumb, valuers say ‘'a property is worth what someone
will pay''.
Temporary
factors can also affect prices, such as:-
Time of
year
Roadworks
Unfinished
phases in a development
Temporary
oversupply (say two large competing developments coming on
stream at the same time.)
The seasons!
Other unfinished
developments in the area or site
Be
realistic, don't be greedy and ask a sensible price in line
with your initial purchase information and your research,
you can add a bit on for good measure; but don't go overboard.

Can
you give me a valuation for my property? |
We can offer you a proper RICS valuation for any UK property.
The costs of this will vary according to the area and the
price of your property as all RICS valuers have a sliding
scale of charges. A good idea, if you don't want an official
valuation, is to telephone local Estate
Agents who work a very small area and have a much better idea
of the market.
We
can also offer you advice of re-selling prices, from our local
agents, provided you have given us the required information
which would include:-
- Original
Gross Price (ie: before discount)
- When
you reserved the property
- Brief
description (No of rooms etc.,)
- Size
of your property
- Any
photos if possible.
- Floor
plans

can then do our research for you and advise you of an appropriate

What don't
you do that a 'High Street' Agent will do?
|
Well
the only difference is really, that we don't charge the levels
of charges of the high street.
As
we also have our own internet sites through the major portals
- just as any local agent does, we are the same as them. However,
because we have local arrangements on top of that; we offer
clients a local service and press advertising combined with
national coverage on some of the UK's largest web-site.

What
do I do next, if I want to go ahead? |
Make the pre-payment of £250 - click here.
You
need to supply us with each and every word you want to use,
along with the way you want it set out and every picture/plan
you want to use (whether or not have have a picture already).
We
need a single once only email, containing:-
- JPEG
PICTURES
- JPEG
or PDF FLOOR PLANS
- NARRATIVE
THAT WE CAN COPY & PASTE (ie: not in PDF form)
We
can only accept this in a single email; if you ''think of
something else later'' you will need to re-email everything
again, as we will have to scrap your (now) incorrect
instructions. You get a chance to view it before accepting
the final publication and we will make alterations at that
point - but not after.
Make
sure you email us pictures, such as you have, for your property.
Internal shots as well as external shots. Remember, the better/clearer
and more pictures you have (space permitting) the better -
imagine what you would want to see if you were a buyer. Have
a look at what other properties are listed and they way they
are set out - that will give you some idea. Think
of what it is that would catch your eye.
We
only want the information electronically, paper work and pictures
cannot be accepted as one of the reasons we are cheap, is
we keep our costs low. Email

How
does BPS get paid for the service?
When
the notification of the sale comes through, we send a letter to
your lawyers advising them the sale has been made through us and
our commission is £xxx less the original £250 pre-paid.
Your Lawyer will send us the cheque at completion - you don't need
to get involved. Obviously
if the property is sold by your other agent, then we will not send
our fee note to your lawyer for payment.
Where
a property has been removed as 'sold', we then perform routine checks,
including the buyer themselves and the Land Registry to check the
name/contact details of the new buyer to ensure the buyer was not
one that originally enquired through our service on the property.
If it is one of our original enquirers, you will get a bill for
the pre-agreed change that you would need to settle upon receipt.
With
all the excitement of selling your home, it could happen that someone
forgot to let us know.

What
is the cancellation policy?
One
side can give the other 7 calendar days notice to terminate the
agreement for whatever reason either side may choose.
There
is no-refund of the initial £250 pre-payment, but there are
no further monies owed by the seller, unless the sale of a property
is undertaken within 6 months of the cancellation to a buyer that
has been introduced to the seller by BPS. In this case our full
fee is due for payment.
