Home Information Packs (HIPs)

 

Home Information Pack = £299.00

The Home Information Pack contains important information that buyers and sellers need to know. Home Information Packs including Energy Performance Certificates are said to be implemented on a phased basis from 1 August 2007.

From then Packs will be required for the sale of four bedroom properties and larger, with smaller properties being phased in as soon as sufficient energy assessors are fully qualified. Click here for FAQ's.

 

A Home Information Pack will include:

  • Additional information for leasehold and commonhold sales, where appropriate.

Energy Performance Certificate (EPC)

 

Energy Performance Certificate (EPC) £150.00

A legal requirement of a HIP, the EPC will tell you how energy efficient a property is on a scale of A-G.

 

After commissioning an EPC, you will receive a report detailing the effectiveness of current energy usage, accompanied by tips and recommendations on reducing these scores. In addition to this you will be given a report showing the impact the property has on the environment, and recommendations for reducing this also.

 

Energy Performance Certificates will be implemented on a phased basis from 1 August 2007.

 

 

 

 

 

Portable Appliance Testing (PAT)

 

Portable Appliance Testing (PAT) £60.00 for 1 or two bed property

(£10 per bedroom/study thereafter)

Anyone who lets residential accommodation is required by law to ensure the equipment they supply as part of the tenancy is safe.

The Electrical Equipment Regulations 1994 requires that all mains electrical equipment (cookers, washing machines, kettles, etc), new or second-hand, supplied with the accommodation must be safe. Landlords therefore need to regularly maintain the electrical equipment they supply to ensure it is safe.

The supply of goods occurs at the time of the tenancy contract. It is, therefore, essential that property is checked prior to the tenancy to ensure that all goods supplied are in a safe condition. A record should be made of the goods supplied as part of the tenancy agreement and of checks made on those goods.


It is strongly advisable to have the equipment checked before the start of each let, and subsequently on an annual basis.

Bespoke Property Services can carry out this service to the required standards by fully trained individuals. A full report will be supplied, copies of which can be issued to tenants if necessary.

Snagging your newly purchased property is an invaluable aspect of your completion. It is important to be sure that the property you have invested in makes the grade in terms of quality and finish.

Any “snags” identified during an audit can be flagged to the developers in order for them to rectify issues before its too late, thus potentially saving you huge amounts of time, aggravation and money if any issues need resolving.

If your new home is covered with a new home warranty e.g. NHBC, Zurich or Premier Guarantee you have two years from purchasing your property in which your developer is responsible for the building defects in your new home. However it is your responsibility to bring those new home defects to the attention of your developer.

By using a professional snagging service, the homeowner has the benefit that the report and the content will be taken more seriously by the builder. This is because an external inspector's role is recognised within the industry and they are expected to flag issues rather than ‘complain' about defects.

Appointing an external auditor is the best precaution you can take against potential subsequent repair costs and is also useful if you decide to let your property, as any damage caused by tenants can be identified as such, upon review of your property after vacation.

 

Bespoke Property Services offer this audit as part of your completion process. We undertake a thorough inspection and will supply you with two copies of the report, one for your own records and one for you to present to your developer.

Snagging can ONLY be conducted after official completion, but is an important stage of your warranty validation. Depending on which level of snag service you choose, the photographs taken can also be used to improve your marketing campaign (Silver service and above).

We aim to conduct this inspection within 7 days of completion to ensure your unit is in optimal condition for re-sale or rental. We therefore request that payment for this service is made well in advance of this, to avoid any delays in us achieving this goal.

You will receive your copy of the snagging report within 3 working days of inspection.

 

Bronze Snagging Service = £120.00

Key Pickup/Handover from Developer – BPS will collect your keys on your behalf if you have not already done so.


Complete inspection carried out, including exterior, common areas, internals, fixings and finishings .


A copy of completed snagging report highlighting issues issued to client within 3 working days. A copy of the report will also be retained by BPS for our records.

 

Silver Snagging Service = £150.00

As Bronze service, plus – extensive photos/evidence of snag issues.
Additional photographs taken for he purposes of improved marketing.

 

Gold Snagging Service = £185.00
