Property Sales Information

  • Half of one percent plus 17.5%, we will advertise your property and send you all leads until its sold
  • One percent plus 17.5% we will also organise accompanied visits.

Apart from a small initial pre-payment, our fees are paid by your lawyer at completion.

 

We will do the following:-

  • Publish the property for sale - usually within 1 working day of us receiving all of the details from you. (This time-scale is anticipated, but not guaranteed).
  • List your property details on findaproperty.com in the appropriate section.
    • This web-site is owned by Associated News (Daily Mail, Sunday Mail, London Evening Standard etc., some of the UK's largest circulation papers)
  • List your property on the Homes & Property web-site.
    • Owned and affilliated to (London) Evening Standard (also see above)
  • List your property on propertyfinder.com
    • This site is owned by News Corporation (The Sun & Sunday Times)

  • List your property on rightmove.co.uk
    • The UK's largest property web-site with around 80% of the market.
  • Appoint a local agent for viewings/keys at no additional cost - where required.
  • Advise you of any enquiries within a few working hours.
  • Follow up the enquirer (after you have had chance) to encourage a visit to your property.
  • After a visit, we will contact them for 'feedback'
  • We will report 'feedback' to you
  • When there is a sale, we will
    • Confirm the sale in writing to you, your buyers and your Lawyers; advising each party the others contact details.
    • Send a Fee Note to your Lawyers, for our net commission payable at Exchange of Contracts - (less any pre-payment made).
    • Your Lawyer will send us the payment.

 

You agree to:-

 
  • Have Exchanged Contracts or have 'completed' on the property before offering it to us for sale.
  • Give us accurate information and photographs that are of the property.
  • Offer it for sale with us at the same price (or less) as you are marketing it elsewhere
  • The price with us must not be more than any other marketing agencies.
  • The price with us can be less than with any other marketing agencies.
  • Not knowingly make any false statements or claims about the properties details.
  • Pass on to us any details of the property that may affect the buyer.
  • Supply us with all of the information we require form you to successfully market your property -
  • Within 24 hours of its entry, check your insertion and advise us of any alterations.



What you need to know:-

  • Your property needs to have 'exchanged contracts' it is only at this stage you legally have anything to sell.
  • You compile your written details and send us electronic JPEG pictures and PDF floor plans.
  • We can arrange an official valuation for you through an RICS qualified valuer.
  • We do not carry out valuations and will not express an opinion on the sale value of your property.
  • If you remove the property from our sales web-site.
    • There is no refund of any pre-payments made, but you owe us nothing else.
  • You can offer your property for sale with another agent if you wish at the same time as with us, subject to them agreeing.
  • You do not need our permission or even tell us you have another agent.
  • We cannot guarantee to sell your property.
  • We can arrange viewing's.
  • We can arrange key-holding.
  • Some properties sold in the UK may require the appropriate 'Sellers Pack' (Home Information Pack - HIP)
  • This inititive by the DCLG is designed to speed up property sales in the UK, which traditionally can take 12 weeks.
